STRABAG Hold Estate and ZÜBLIN: Ground-breaking ceremony in Schleswig-Holstein for residential project with CONCEPT

  • STRABAG Hold Estate launches first own residential project as "Develop to Hold" in Schleswig-Holstein - 53 rental residential units (36 with state funding)
  • ZÜBLIN realizes 4th project with serial construction product CONCEPT, completion planned for spring 2027.
  • "House without a chimney" relies on a heat pump instead of gas - energy requirements reduced by 70 percent
Yesterday saw the launch of an innovative residential construction project in Schleswig-Holstein. Together with Ed. Züblin AG Direktion Nord as general contractor, STRABAG Hold Estate is realizing its first own residential project in Itzehoe, which is based on the CONCEPT serial residential construction product developed by ZÜBLIN, "ready planned - decide safely - build serially".

"As the city of Itzehoe, we are delighted that progress is now being made on the open space on Emil-von-Behring-Straße and that new, affordable living space is being created. We are equally pleased about STRABAG's commitment to our local area: in order to meet the challenges of housing construction, we need a diverse range of players," says Itzehoe's mayor Ralf Hoppe.

A total of 53 modern residential units are being built in four multi-party buildings, 36 of which are subsidized apartments in accordance with the guidelines of Investitionsbank Schleswig-Holstein (IB.SH) with long-term capped rents and 17 apartments suitable for the elderly, low-barrier apartments for free rental with KfW funding. This corresponds to 70 % capped and 30 % freely financed rental units.

This project for our own housing stock proves the convincing qualities for our customer approach, which is now starting," adds Robin Gellrich, Technical Division Manager at Ed. Züblin AG, Directorate North.

Energy-efficient: the "house without a chimney "
A key feature of the project is its consistent focus on ecological, social and economic sustainability - in line with current ESG requirements. The project is being realized as a "house without a chimney", completely without fossil heating technology. Instead of gas heating, efficient heat pump systems and modern hot water technology are used.

As a result, the energy requirement for heating and hot water is around 70% lower than that of a comparable building with a conventional gas supply. In combination with a high-quality building envelope, this achieves almost complete energy self-sufficiency.
Thanks to serial planning and processes, the CONCEPT residential construction product enables fast, safe, high-quality and resource-saving project planning and implementation.

Contribution to Schleswig-Holstein's housing offensive
The project fully meets the requirements of the state of Schleswig-Holstein for subsidized housing. Thanks to the cooperation with IB.SH, long-term, affordable housing is being created for broad sections of the population.

The project volume amounts to around 16 million euros. Completion is planned for spring 2027.

More renewable energy from hydropower: Refurbishment work at an altitude of 1,700 metres

The energy transition requires high-capacity storage solutions. The Wurtenspeicher is the centrepiece of Kelag’s Fragant power station complex in the Mölltal valley, situated at 1,700 metres above sea level. The dam is being raised by seven metres, thereby almost doubling its storage capacity from 2.7 to 5 million cubic metres of water. Facilities such as the Wurtenspeicher can effectively compensate for grid fluctuations – an important contribution to a sustainable energy supply in Carinthia.
