STRABAG awarded residential construction contracts worth approx. € 128 million in Vienna

  • Two major residential construction projects: in Donaustadt for the property developer ZIMA and in Liesing for BWSG
  • More than 440 new housing units plus supporting infrastructure
  • Contract value: approx. € 128 million
STRABAG wins two residential construction contracts for a total of over 440 flats and additional infrastructure in Vienna. Demand for affordable housing in Vienna has far outstripped supply for many years. In 2025, the situation has been particularly acute: the number of newly completed residential units has fallen by more than 40%, while the population continues to grow and rents keep rising. Against this backdrop, new projects such as those in Donaustadt and Liesing send an important signal to Vienna’s housing market.
  • Being able to realise these projects precisely at this time is a strong statement. Demand for housing in Vienna is enormous, yet many developments are currently still on hold. This makes it all the more important that, together with our partners and clients, we demonstrate that sustainable residential construction is not only possible right now, but essential.

About two of the projects:

Im Terrassengarten, Meischlgasse: 285 subsidised apartments in timber-hybrid design

In Liesing, Vienna’s 23rd district, STRABAG is building the Im Terrassengarten project in Meischlgasse as part of a comprehensive mixed-use development for BWSG. The contract value amounts to approximately € 58 million. The project encompasses the construction of 285 subsidised rental apartments between February 2026 and spring 2028, supplemented by 18 commercial units and 223 car parking spaces.
 
The complex will be built using a timber-hybrid system, combining load-bearing elements made of wood and concrete. The timber components are prefabricated and assembled on site, reducing construction time and minimising disruption to the surrounding area. Timber also contributes to a pleasant indoor climate and stores CO₂ – a sustainability benefit that extends beyond the construction phase. The façades will likewise be made of timber frame elements.
 
Im Terrassengarten exemplifies our approach to subsidised housing: affordable, architecturally high-quality and climate-friendly,” the BWSG board members say. “The close and reliable cooperation with STRABAG is a key success factor in this regard.”

Roomeo in Donaustadt

In Donaustadt, Vienna’s 22nd district, STRABAG is acting as general contractor for the ZIMA corporate group on the Roomeo residential development. The project, being built on an approximately 4,165 m² site, involves construction of an eight-storey building with a gross usable floor area of approximately 10,500 m² and comprises 156 apartments of various sizes, ranging from compact one-room units to spacious five-room apartments. The development is complemented by 100 car parking spaces, 300 bicycle parking spaces and 30 spaces for cargo bikes. Around 500 m² of storage room are also planned, along with electric vehicle charging stations to support future-oriented mobility. The project value amounts to approximately € 70 million. Construction is scheduled to commence in early 2026, with completion planned for the end of 2027. The fact that one third of the apartments have already been sold not only secures the successful implementation of the project but also underlines the strong demand for new housing.

Well-designed floor plans, more than 60 units specifically tailored to families, and operating costs of under € 3 per m² make the project attractive, as do our full-service packages ranging from initial letting through to ongoing rental management. Together with STRABAG as an experienced general contractor, we ensure that these qualities are consistently delivered from planning through to completion – benefiting both the families who will live here and the investors who are committed to sustainable residential assets.

In addition to these two projects, STRABAG has been awarded further residential construction projects in the second, third and 21st districts of the Austrian capital in recent months.
