ZÜBLIN hands over the keys to the new Esslingen district office

The new administrative building of the Esslingen district administration office in the Pulverwiesen has been completed. Two and a half years after the foundation stone was laid, District Administrator Marcel Musolf received the key from general contractor ZÜBLIN in the presence of representatives of the district council.

We are standing in our new administration building, which is the result of a joint journey - which began with an idea, was discussed and planned over many years and is now being filled with life. The result is a construction project that sets completely new standards in terms of its dimensions, quality and speed of construction. The district administrator praised the political foresight of the district council, which had supported the 2025 real estate strategy with its resolutions since 2016 and thus laid the foundation for the construction at a cost of 143.4 million. "We have created a place here that makes the self-image of public administration visible: open, citizen-oriented and future-oriented." Musolf thanked the district council for this "courageous but correct" decision, especially with regard to sustainability standards. The committee had set the course very early on by constructing a building according to the principles of the circular economy. The new building is now largely made of resource-saving recycled concrete, the roofs and facades are equipped with photovoltaics and the energy supply is provided by heat pumps using Neckar water.
  • On time and as planned, we are today handing over the keys to this impressive new building to our client, the district of Esslingen. As Ed. Züblin AG, we are proud to have completed this extraordinary pilot project on schedule, which has set standards for sustainable planning and construction. The new Esslingen District Office shows that we are already able to consistently realize even complex construction projects in a circular and resource-conserving manner. One guarantee for the successful implementation was the stringent planning during construction in the digital building model by our ZÜBLIN project team.

The new Esslingen district administration building is an example of a new generation of public buildings that combine ecological responsibility and innovative construction methods.

The construction project followed a circular building concept: When the old administration building was dismantled, the materials were systematically separated and more than 90 percent of them were returned to the construction cycle. Recycled building materials such as resource-saving concrete were specifically used for the new building. A material-ecological component catalog documents the materials used. The new district administration office also meets the highest energy standards: a photovoltaic system, a heat pump fed by Neckar water and cradle-to-cradle certified components helped the building to achieve the KfW Efficiency House Standard 40 and meet the criteria for a gold certificate from the German Sustainable Building Council (DGNB).

The new administration building offers space for 675 workstations. The building is structured according to the so-called three-zone principle, with a public area for the general public, a semi-public area for scheduled visits and an internal area for employees only. The focal point is the Infopoint on the first floor as the first point of contact. The vehicle registration office is also located on the first floor, where most of the public traffic takes place.

The building has been equipped to the latest technical standards, with LED walls in full HD resolution in the large and small meeting rooms as well as state-of-the-art audio and video technology including ceiling microphones and cameras for hybrid meeting formats in the meeting rooms and conference rooms. In addition, the more than 30 consultation and meeting rooms can be booked digitally, both via a scheduling system on the computer and on the digital door signs with touch function. A combined analog and digital wayfinding system enables efficient and clear orientation in the administration building and complements the modern infrastructure.
