Ed. Züblin AG completes sustainable new building for Berlin Hyp

The contract comprises the turnkey construction of an 11-storey office building with a gross floor area of 19,104 m² and a building height of 44.79 meters. The new building offers space for around 500 modern workplaces and is part of Berlin Hyp's sustainability strategy.
The project was designed by C.F. Møller Architects. The Danish firm stands for high-quality, functional architecture that focuses on sustainability, user orientation and Nordic design. As the client's representative, bdp real estate GmbH was responsible for quality assurance and project management - from the initial concepts through the planning phase to construction.
Sustainability as a guiding principle
Sustainability was a central guiding principle from the outset: a recycling rate of 88% was already achieved during the demolition of the old building - a leading figure in Germany, which was awarded the DGNB Platinum certificate for sustainable demolition. DGNB Platinum and Diamond certification is being sought for the energy-efficient new building. To achieve this goal, the project relies on a variety of innovative measures: an energy-efficient geothermal system with 60 deep boreholes, photovoltaic elements in the façade, extensive and intensive roof and façade greening to promote biodiversity, rainwater retention areas and state-of-the-art smart building technologies.
Digital and efficient construction management
The project was realized on the basis of an end-to-end BIM process - from planning to execution. This was complemented by consistent lean management on the construction site to ensure maximum adherence to deadlines, cost certainty and quality.

Modern working environments
The building not only offers high-quality workplaces for all Berlin employees of the LBBW Group, but also flexible space solutions: Open-space areas, creative workshop and team rooms, retreat areas for concentrated work and a Town Hall for larger gatherings. The Town Hall is designed as a central space with a wide, open staircase that also serves as a lounge area. An open library wall is integrated into the side boundary wall of the staircase. Directly behind this multifunctional area, which extends over several levels, is the cafeteria on the first floor with access to the terrace in the inner courtyard, which invites people to linger in all seasons. Workshop, conference and office areas adjoin on the first floor.
